This is one of the most common (and toughest) questions I get as a real estate agent:
“What do you think my home is worth?”
And honestly, the answer isn’t always black and white.
It’s not because I don’t know the market or what homes can sell for. It’s because there’s often a lot of emotion tied to that number.
Many homeowners already have a figure in mind, sometimes based on what they paid, what a neighbor sold for, or just what feels right, and they’re hoping I’ll confirm it.
But Here's The Truth:
It doesn’t matter what I think it’s worth. What really matters is what a buyer is willing to pay.
That’s why I never just guess. I do a full analysis of your property, reviewing over 16 data points and comparing your home to similar properties in your neighborhood.
In places like the Bronx and Westchester, where homes can be incredibly unique, finding good comps isn’t always easy. Sometimes they don't exist!
That means I often have to make adjustments. The more adjustments I make, the less precise the estimate becomes.
Still, I believe in giving homeowners options.
