Before You Sell, Fix These 8 Things First

8 Things to Fix Before You Sell Your Home
Get Top Dollar and Avoid Buyer Objections

One of the most common questions I get from homeowners is:
“Should I fix anything before putting my home on the market?”

The short answer? Yes—especially if you want to get top dollar and avoid last-minute surprises.

While every home and situation is a little different, there are certain areas that almost always deserve extra attention before you list. You don’t have to take on major renovations, but small, strategic updates can go a long way in making your home more appealing to buyers—and keeping your deal from falling apart after the inspection.

Here are 8 key areas to check and fix before you sell:

1. Roof and Gutters
Buyers want to feel confident they won’t be stuck with costly repairs after closing. If your roof is near the end of its lifespan or your gutters are clogged or damaged, take care of it now.

2. HVAC System
Your heating and cooling system should be clean, serviced, and in good working condition. A poorly functioning HVAC unit is a major red flag for buyers (and inspectors).

3. Plumbing
Leaky faucets, low water pressure, and slow drains might seem minor—but they send a message that the home hasn’t been well-maintained. Handle small repairs ahead of time.

4. Electrical Issues
Loose outlets, flickering lights, or outdated wiring can create safety concerns. Have a licensed electrician check things out and fix anything questionable.

5. Windows and Doors
Make sure windows open, close, and lock properly. Fix any drafts or broken seals. A fresh caulking job and minor hardware updates can make a big difference.

6. Walls and Paint
Patch holes, fix nail pops, and consider a fresh coat of neutral paint. Clean, neutral walls help buyers picture their own furniture in the space.

7. Floors
Replace cracked tiles, repair scratched wood, and deep clean carpets. Flooring plays a huge role in how buyers perceive the condition of a home.

8. Curb Appeal
First impressions matter. Trim shrubs, clean up the yard, add fresh mulch, and paint the front door if needed. Even small touches can dramatically boost your home's perceived value.

By tackling these 8 items ahead of time, you're not just preparing your home—you’re helping buyers fall in love with it the moment they walk in.
