Lenders will look at how much you earn, how consistent your income is, and whether it can support the home you want to buy. For buyers who are self-employed or have variable income, this part can require extra planning.
M: Money
This is the money you have available for your purchase.
It includes your down payment, closing costs, reserves, and any additional funds needed to complete the transaction. Many first-time buyers assume they need more money than they actually do, which is why it is important to speak with the right professionals early.
E: Employment
Banks also want to see stable employment.
They are looking for consistency and the ability to repay the loan. A strong work history can help your application, but even if your situation is not perfect, there may still be options depending on your full financial picture.
